Try to avoid certain pitfalls that can color a perspective buyer’s view of how much space your home has. Avoid: dirty dishes in the sink, toys piled up or laying out, cluttered surfaces, unorganized closets, items piled up on the staircase.
A dab will do you!
Faded paint and worn wallpaper give a gloomy effect. A coat of paint and fresh wallpaper will enhance the appeal of your home and bring you more money in the sale.
If it’s broke, fix it!
A dripping faucet discolors your sink and implies faulty plumbing. Doors that stick and/or squeak, knobs that rattle, warped drawers and other minor flaws are quickly noticed and detract from your home’s value. Fix them and remove any question from the buyer’s mind about the condition of your home.
Bathrooms are a deciding factor!
Be sure that your bathroom is clean and fresh looking. Keep toilet lids down and remove any unnecessary articles that are laying on countertops. Check, and if needed, repair caulking in bathtubs and showers.

When your home goes on the market, it becomes a showroom to potential buyers. Keep your home neat and tidy, bathrooms and the kitchen should sparkle. A clean home will bring you offers more quickly than a messy home will.

It’s is usually a good idea to not be present during showings. If you are going to be present, try to avoid having guests, Potential buyers may feel as though they are intruding and subsequently miss many of features of your home by trying to rush through.

If possible, keep pets out of the way or out of the house. Many people are either afraid of uncomfortable around some animals.

Always be courteous, but keep in mind that the buyer is there to see your home, not get to know you.

Even though you may not feel that your home’s unique features are being pointed out, an agent knows that people are not sold by details until they begin to try the house on for size. The presence of any of your family members will almost always unnerve a possible buyer, and often prevents a sale. Please try to leave when a buyer is coming.
